Cancellations, Changes and Refunds
We have different RATE PLANS. These policies will only be applicable if you book with us directly.
In case, if you book our apartments through any 3rd party like Booking.com, Airbnb, Goibibo, MMT, VRBO, trip.com, trip advisor.com and other platforms (portals), than these T & C will not be applicable. In that case, the policies of those portals will be applicable. In case of any clarification, please call us or send us an email.
Please check if you want to book apartments under CP REFUNDABLE PLAN OR EP-WITHOUT BREAKFAST OR NON-REFUNDABLE AND WITHOUT BREAKFAST (NR) PLAN? In case, if you do not inform to us, then we will assume CP PLAN WITH 01 Day REFUNDABLE POLICY.
1. UNDER CP REFUNDABLE PLANS:
a). Terms are 01-day full money back refund if you cancel the booking 1 day or 24 hours prior to actual Check In time (Indian Standard Time or IST). Then we will refund your 100% money except standard deduction of Rs. 1,000/-. You will bear all transaction charges both ways from the bank or payment collection agency. We do not have any control over them. In this case, you need to provide us your full bank details. We never share personal details of our guests to any other person. We will prefer cancelled scanned copy of your bank cheque. It will avoid any mistakes. Typically, 07 days may take in refund. It could be earlier too. Refunding money may take 2-3 days. In case of foreign guests, it will be longer then 21 days.
b). In case of "NO SHOW" and "NO INFORMATION", there will not be any refund or any adjustment.
c). Dates changes can be allowed only when we do not have booking. Our property must be available for the booking. In this case, if our apartment rates are higher in those dates then guests need to pay higher charges. In this, difference will be charged. But in case, if our rates are lower due to promotion or other factors, then we will not refund you the difference.
d). Cancellations, changes will not be done on the phone rather only via email. This in order to avoid any confusion or misunderstanding.
2. UNDER EP PLANS WITHOUT BREAKFAST:
Under this plan, we will give you 5% discount (on CP Plan) at the time of booking on our advertised rates. Tariff given on Book a room page already has EP Tariff without breakfast.
a). EP rates are cheaper. It is refundable if you cancel, 48 hours before actual Check-in 12.00 noon (IST). There is standard deduction of Rs. 2,000/-. If guests cancel between 0 - 48 hours, then money will not be refunded.
b). In this plan, we do not provide breakfast and few other services. However, you can always opt for breakfast and other services by paying extra payment. Please note that breakfast ordered separately will be little more expensive compared to offered along with breakfast under CP Plan.
c). Cancellations, changes are not permitted.
3. TIMINGS:
a). All timings are Indian Standard Timings (IST) GST+5.30 Hrs.
b. GENERAL:

3. UNDER NON-REFUNDABLE PLAN (NR PLAN) AND WITHOUT BREAKFAST:
a). This plan is 10% cheaper compared to C plan but it is without breakfast and without any refunds. Hence, please make it sure.
b). Please note that under this plan, there are no refunds.
c). Under this plan, we will give you 10% discount (on CP Plan) at the time of booking on our advertised rates. Tariff given on Book a room page is Non-Refundable and, without breakfast.
d). In this plan, we do not provide breakfast and few other services. However, you can always opt for breakfast and other services by paying extra payment. Please note that breakfast ordered separately will be little more expensive compared to CP Plan.
e). Kindly note that this plan should be booked 15 days before the arrival.
